What Issues Do Inspectors Look For in an Inspection?
1) Roof- The roof is probably the most important system an insurance company will look. The inspector will look at the wear of the roof age, type of wear, materials used, and signs of leakage.
2) HVAC- Will check the working order of the heating, ventilation and air conditioning (HVAC) systemand the SEER type, we recommend they be reviewed every 5 years.
3) Plumbing- The Inspector will look for visible leaks from all the plumbing, whether water heater has sufficient safety features. Also the type of piping is used in the home. 4) Electrical- The inspector will check for fire or electric shock to occupants, panel size, GFCI, and AFCI breakers, wiring whether its copper, aluminum, etc.
These forms can only be signed by a licensed Home Inspector, an Architect, PE Engineer or building contractor.
